Cheap fees – don’t trust them!
Have you considered going with an Online Agent, or as we like to call them, Call Centre Agent (don’t forget that every single agent in the country is online now – the difference is that they operate from call centres!)? It is understandable if you have. On the surface, they appear to be offering the same as Full Service Agents like iMove.
If you use a Full Service Agent you can expect to receive the full package of services that you would expect when trying to sell your property, let us briefly explore what these are;
Free market valuation and honest marketing advice from a well experienced local valuer, professional quality photography, 3D floorplans, A3 full colour paper brochures provided on viewings to keep your property in the mind of the viewer, advertising on all the right portals plus the agent’s site, matching of property to suitable buyers on their database on a regular basis, fully accompanied viewings 7 days a week, feedback provided by phone and email, local well trained staff always available to speak to you on the phone or via email, full negotiation of all offers, advice on the best local solicitors and mortgage brokers to use. The thing that seems to be most overlooked in the process by buyers and vendors is regular liaising with solicitors, buyers, vendors, mortgage brokers and other estate agents in the entire chain to ensure the sale goes through. On many occasions issues will arise in the sale process that will require the sale to be re-negotiated or resolved and a (good quality) agent should be able to steer the many parties involved through those issues – this is done by using their years’ of expertise in handling different personalities and property types – it is quite often a very fraught process.
Now, that’s a quick list of at least 20 time consuming and sometimes difficult jobs involved in the sale process. All of them are very important to get right to ensure you achieve the best possible price in the best possible time and to ensure the sale actually completes!
Dig deeper into the service provided by Call Centre Agents for their cheap fee and you’ll see that it doesn’t include half of the services listed above. Or, if they do offer them, you’ll be paying more than the originally advertised fee! The accompanied viewings you pay for will have a limit to them, the solicitors or mortgage brokers will quite often not be local and therefore will not have an understanding of the local area – thus slowing things up or even risking the sale falling through. You won’t get provided with paper brochures to remind viewers of your property when they get home. And I don’t need to tell you how frustrating it is trying to get through to a call centre to ask a question or get some advice…..
On top of this, you have to pay the Call Centre Agent whether they sell your property or not. How incentivised will they be to do a proper job and to achieve the best possible price? Ask yourself – if you were getting paid anyway, no matter how good a job you did, would you perform as well as if you had to work hard and get results before you got anywhere near your commission?
The same can be said for any local agents who are struggling and therefore reverting to offering cheap fees for a stripped back service – if they were confident enough in their Full Service offering and did a good enough job, they wouldn’t have to revert to such tactics.
So, when you’re looking for an agent to sell your property, dig deeper into what you’re actually getting before putting your most valuable asset up for sale.
